When to replace

Signs you need a new roof

A roof usually gives you plenty of warning before it needs replacing. If you are seeing several of these together, it is often more cost-effective to re-roof than to keep paying for repairs:

  • Widespread slipped, cracked or broken tiles, not just the odd one, showing the covering is failing across the roof
  • Multiple leaks or damp patches appearing in different rooms or across the ceiling
  • A visible sag or dip in the roof line, which can point to a problem with the timbers below
  • Daylight coming through in the loft, or draughts and wind-driven rain getting in
  • Failed or rotten battens and felt, so tiles no longer sit or fix as they should
  • The roof is 40 to 50 years old or more and still on its original covering
  • Repeated repair bills that are starting to add up to the cost of a new roof anyway

Scaffold, strip & renew

We erect safe scaffolding, strip the old covering, then replace the battens, felt and breathable membrane so the new roof is built on a sound base.

New covering & sign-off

Your new tiles or slates go on, ridges, verges and flashings are dressed in properly, and we finish with photos and your 10-year workmanship guarantee.

Do you actually need a new roof?

Not every roof that looks tired needs replacing. Plenty of roofs we are called out to just need a targeted repair, and we will tell you so, even when a re-roof would earn us more. We would rather do the honest job and keep you as a customer for the next roof than sell you something you do not need.

If a repair will genuinely see you right for years to come, we will quote you for the repair. If the roof is past saving and you would only be throwing good money after bad, we will explain exactly why, with photos. Either way you get a straight answer. How much does a new roof cost? +
As a rough guide for the South East, a new roof on a terraced house is around £5,000 to £9,000, a semi-detached £6,000 to £12,000, and a detached house £9,000 to £18,000 or more. Natural slate costs more than concrete tile. We give a free, fixed written quote after inspecting your roof, with no call-out charge.
How long does a re-roof take? +
Most domestic re-roofs take between 3 and 7 working days, depending on the size of the roof, the covering and the weather. We will give you a clear timescale in your written quote before we start.
Do I need scaffolding for a new roof? +
Yes. A full re-roof needs proper scaffolding so the work can be carried out safely and to a high standard. The cost of scaffolding is included in your fixed quote, so there are no surprises later.
How long will a new roof last? +
A well-installed concrete or clay tile roof typically lasts 40 to 60 years, and natural slate can last 80 years or more. Every new roof we install is backed by our 10-year workmanship guarantee, with optional insurance-backed cover available.
Is it cheaper to repair or replace my roof? +
If the roof only has localised damage, a repair is almost always the cheaper option and we will recommend it. Once the covering is failing across the whole roof, repeated repairs stop being good value and a re-roof works out cheaper in the long run.
