What affects the price of roofing work

Two quotes for the "same" job can look very different, and it is rarely because one roofer is trying it on. These are the things that genuinely move the price up or down:

  • Roof size and pitch — a bigger, steeper roof takes more material, more time and more safety kit.
  • Materials chosen — concrete tile, clay tile and natural slate sit at very different price points, as do felt, EPDM and GRP on flat roofs.
  • Access and scaffolding — a roof that is easy to reach is cheaper than one over a conservatory, an extension or a tight side return.
  • Removing the old covering — stripping and disposing of the existing roof adds labour and skip costs that an overlay would not.
  • Condition of the timber — rotten battens, felt or rafters found once the roof is open have to be replaced before anything new goes on.
